ARTOO has been operating in Sydney’s strata and commercial buildings for close to a decade. Not as a standalone cleaning contractor, but as the operational cleaning arm of LUNA Management. That context changes everything about how we work.

How ARTOO started.

LUNA Management was founded to manage strata and commercial buildings properly. Not to oversee them at arm’s length, but to be operationally present in them. Cleaning was part of that from the beginning. The buildings LUNA managed needed a cleaning standard that matched the management standard. The market didn’t reliably provide one.

ARTOO was the answer. Named, yes, after the droid. The one who shows up, gets the job done, and doesn’t complain about it. The name stuck because it was accurate. ARTOO’s operators are deployed into buildings the way R2-D2 is deployed into a situation: with a clear brief, the right tools and no drama.

What makes ARTOO different from a cleaning contractor.

Most cleaning companies are labour suppliers. They provide people, manage rosters and hope the work gets done. ARTOO operates differently because it came out of building management, not out of the cleaning industry. We think about buildings the way building managers think about them: as assets that need to be maintained to a standard, not serviced on a price.

Every ARTOO site has a named operator. They know the building, the committee’s expectations and the maintenance history. They log every visit. They flag issues before residents do. They are accountable in a way that a rotating roster of anonymous cleaners never can be.

This is what we mean by a cleaning standard rather than a cleaning quote. The price is a consequence of the scope. The scope is a consequence of the building. And the standard is the thing that holds it all together.

ARTOO is the operational cleaning arm of LUNA Management, Sydney’s specialist building and facilities management practice. Most of ARTOO’s work flows through buildings LUNA manages. The standard you’d expect from a LUNA-managed building is the standard ARTOO delivers to every building it cleans.

LUNA Management operates under the principle: we do not seek scale. We seek standards. ARTOO exists because that principle required an operational cleaning arm that met the same bar.

What ARTOO cleans.

ARTOO operates across two building types: residential strata and commercial offices. Common areas, lobbies, lifts, car parks, bin rooms, gyms and pools for strata buildings. Tenanted floors, executive suites and end-of-trip facilities for commercial buildings. Both services run to a written scope, a fixed schedule and a completion log.

ARTOO cleans buildings across Sydney’s inner ring and lower north shore. Pyrmont, Sydney CBD, North Sydney, Surry Hills, Potts Point, Chatswood, Darlinghurst and Paddington, Waterloo and Zetland, Crows Nest and St Leonards. If your building is in this geography, we’d like to hear from you.
